One of the keys to success in the short term rental (STR) market is understanding the comprehensive STR or vacation rental regulations of the city or town where you plan to invest. Zoning restrictions, registration, permit or licensing requirements, and taxes vary widely. Search to see how your city or town may be affected.

STR Regulations

In June 2020, The Village of Athens adopted laws regarding vacation rental regulations. The Short Term Rental law requires an annual permit with an annual registration fee. In addition, the local law provides separate definitions for a short term rental and a short term rental investment property.  

Zoning Restrictions

A ‘Standard Short-Term Rental (SSTR): SSTRs shall be allowed in all zoning Districts of the Village as defined in the Village of Athens Zoning Law subject to the provisions of this local law.’

Permit or License

All non-owner occupied properties must get a Special Use Permit as described here. A ‘Short Term Rental Investment Property': A property that is not occupied by the owner and is primarily used for income generation. Therefore, Short Term Rental Investment properties require a Special Use Permit.
