One of the keys to success in the short term rental (STR) market is understanding the comprehensive STR or vacation rental regulations of the city or town where you plan to invest. STR Regulations

  O'ahu, HI passed ordinance 19-18 that initially called for short term rental registration to begin on October 1, 2020 and puts regulations on vacation rentals or short term rentals. But, in September 2020 the City Council extended the date when registration can start. For detailed information, see ordinance 20-30. **As of September 2021, registration for New Short-Term Rentals have been temporarily suspended until further notice. Existing registration numbers are not transferable to another property or person. See link below for additional details.  

Zoning Restrictions

Yes, O'ahu, HI has zoning restrictions in place that prohibits Transient Vacation Units, or “unhosted” short term rentals, in non-resort areas, unless permitted by a Nonconforming Use Certificate (NUC).

Permit or License

**As of September 2021, registration for New Short-Term Rentals have been temporarily suspended until further notice. O'ahu, HI requires that all short term rentals apply for and receive a permit to operate. There are more than a dozen requirements that must be met in order to obtain the short term rental registration number.
