One of the keys to success in the short term rental (STR) market is understanding the comprehensive STR or vacation rental regulations of the city or town where you plan to invest. STR Regulations

The City of Naples has outlined vacation rental regulations, or, as they also term it, transient lodging facility. Transient lodging facilities are not a permitted use in residential districts. In short, a dwelling may be rented for less than 30 days three times per calendar year. Then, after three short-term rentals in a calendar year, a dwelling may only be rented for a minimum of 30 days. Additionally, a dwelling cannot be advertised as being available to rent for less than 30 days at any time.

As of October 1, 2021 the city will be registering all rental properties including vacation rental or short term rental properties. This is not only specific to short term rentals but rather all rentals.
